Arizona State regulated home inspections are not code compliance inspections, although much of what is inspected applies to code. The inspection is for the visible and readily accessible systems and components of the building existing at the time of the inspection. Latent and concealed defects and deficiencies are excluded from these inspections. The parities understand and agree that the Inspector and its employees and agents assume no liability or responsibility for the costs of repairing or replacing any unreported defects or deficiencies, either current or arising in the future, or any property damage, consequential damage or bodily injury of any nature. Second Opinion makes every attempt to uncover and disclose any and all defects or deficiencies of every building it inspects. The extent of liability for failure to discover these defects or deficiencies is limited to the fees paid.
